Questions
1.
When
will transfer take place?
The first batch of transfers is anticipated for May 2004.Thereafter
transfers will take place in batches, as and when infrastructure reaches
sites.
2.
What
additional payments on purchasing?
R10 000.00 saleable debenture for club house
R10 000.00 sewerage/water connection fees
R10 000.00 approximate bond and conveyancing costs/attorneys fees
R4 000.00 levy stabilization fund
3.
Why
Stabilization Fund?
To build up a fund for further capital expenditure.
4.
Are
the above-mentioned payments made on all future sales?
The club debenture is recoverable by the seller from the purchaser when
the property is sold to the new purchaser.
The new purchaser would pay his own conveyancing costs.
The new purchaser would not pay the sewerage and water connection fee,
however would still pay the R4000.00 to the stabilization fund.
5.
Who
pays electricity, water, rates etc...?
Individual owners of property pay for private water/electricity and
rates. Common property water/electricity is included in the monthly
levy.
6.
How
much is the original levy, who is liable for it and when is first
payment due?
Approximately R650 per month paid pro-rata from date of transfer by the
registered owner of the property.
7.
Who
will be the managing agent and for how long?

8.
Who
does financing?
Mortgage SA is the preferred originator , however any banking
institution of purchasers choice.
9.
Estimated completion date of estate?
Approximately 4 years..
10.
Is
there a rental pool in place and are we affiliated to RCI and Holiday
Club?
Not at this stage, however there maybe an opportunity which would be
considered.
11.
Are
religious flags allowed to be displayed?
Only under special circumstances as noted in the Resident Conduct Rules.
12.
What
is the time period to commence building?
Within 2 years from 1st date of transfer.
13.
Who
will approve plans?
Simbithi design review comittee consisting of the Estate Manager,
Building Control Management, 2 or 3 appointed architects, a geo-tech
consultant, storm-water consultant and landscaping consultant.
14.
Which
builders can be used?
Those accredited by the Simbithi HOA.
15.
Are
pets allowed?
Only 2 dogs less than 20kg when fully grown are allowed in the
freestanding units or homes. They must not be allowed to roam freely
around the estate. No cats allowed.
16.
Are
there any building restrictions and guidelines?
Yes , please refer to the annexure to the sale agreement and the design
and architects guidelines..
